The chain positions itself around high-value fitness, aiming to offer equipment and amenities typically found in boutique studios at a price point accessible to a broader membership base. Greenspoint has faced well-documented economic challenges over the past decade as retailers and businesses vacated the mall. Fitness Connection's decision to stay through that period, and now to anchor the redevelopment, reflects a long-term commitment to the North Houston community. The CityNorth project is expected to generate around 300 construction jobs and accommodate 1,200 full-time positions at full build-out, signaling a broader shift in the area's economic trajectory.

The new facility follows a $12 million upgrade program Fitness Connection recently completed across its Dallas and Houston clubs. The Carrollton, Federal, and The Woodlands locations received expanded strength training areas and updated recovery amenities, and a fourth location in Pasadena is expected to finish similar renovations by early November 2026. Additional club transformations are planned for 2027.
The CityNorth redevelopment is a partnership between Lincoln and New York Life Real Estate, with demolition of Greenspoint Mall scheduled to begin October 2026. Fitness Connection's involvement was described as an intentional part of the development plan from the start. Once the new facility opens, members can expect more space, newer equipment, and recovery amenities not available at the mall location.
